I have been in the real estate business for over 13 years now and cannot imagine doing anything else. I have a Masters degree in Philosophy and am a licensed principal broker in 5 states: Maryland, Virginia, Washington DC, North Carolina and South Carolina. I have been in the real estate business since 1999 and opened my company Carolina Premium Properties in 2006. At the end of 2011, when Gil Clark retired, I took over as principal broker of Clark Select Properties and merged both companies into one with it's new name, Select Premium Properties, Inc.

I believe selling your property should not be limited to paying an agent a percentage of the sales price of your lot or land to simply list it in the MLS.  With the emergence of the internet, the real estate industry has changed significantly and sellers are now able to handle much of the sale of their property themselves. However, the one thing they do not have access to is the MLS system, which is the best way to get the exposure you need to sell your land.

The role of the listing agent is simple, to find a buyer for the property.  To do this, they usually list your lot or land in the MLS and then most likely charge a percentage of the property sale price as a fee. I believe that the whole system of percentage-based commission should be changed. I do not think a listing agent does anything more or less for a property priced at $150,000 or one priced at $300,000. So why should the commission be greater for the more expensive property?
